If you have been watching the Delhi-NCR property market this year, the latest numbers will get your attention. Average residential prices in the region reached ₹9,980 per sq ft in Q3 2026 (July–September), a 12% year-on-year increase and the steepest annual rise recorded among India's seven major housing markets, according to data reported by BusinessToday citing industry trackers.
At the same time, the Reserve Bank of India raised its repo rate by 25 basis points to 5.50% in October 2026. Within days, lenders including SBI, Bank of Baroda, and PNB passed the increase on to floating-rate borrowers. Home loan rates now start at approximately 7.35% per annum for the most creditworthy buyers and stretch above 8.5% for others.
Together, these two moves — rising capital values and rising borrowing costs — reshape the affordability equation for anyone planning to buy a home in NCR this financial year.
The 12% average masks very different stories by segment and locality.
The overall trend reflects what analysts have been flagging through 2026: developers have largely stepped back from affordable housing (below ₹50 lakh) in favour of mid-premium and luxury projects where margins are higher. This is tightening genuine affordable supply.
A 25 basis point increase sounds small but compounds meaningfully on a 20-year loan. On a ₹70 lakh home loan at 7.35% over 20 years, the approximate EMI is ₹55,500. If your bank passes on the full hike and your effective rate moves to 7.60%, the same loan costs roughly ₹57,000 per month — an additional ₹1,500 every month, or ₹18,000 per year.
For buyers with loans above ₹1 crore — common in Gurgaon and South Delhi — the monthly impact is proportionally larger. This is the moment to review your CIBIL score, reduce outstanding debt, and negotiate with lenders before rates move again. A score above 750 typically unlocks the sharpest rates.
There is no universal answer, but here are the factors that matter for NCR buyers specifically:
One practical step before signing anything: verify that the project carries a valid RERA registration number and check its compliance status on the UP-RERA or Delhi RERA portals. UP-RERA is on track to sanction approximately 400 new projects in 2026, up from 308 last year. With more supply entering the market, insisting on a RERA-registered developer is now the minimum bar — not a bonus.
The NCR market in late 2026 rewards prepared buyers who know their budget ceiling, have their financing pre-arranged, and are targeting localities with genuine infrastructure backing. For everyone else, patience and homework are still the best investments.
